Request to Develop within an Existing Easement

Wessel and Axelsson Driveway

AS 38.05.850

Pursuant to AS 38.05.850, the Department of Natural Resources (DNR), Division of Mining, Land and Water (DMLW), Southcentral Regional Land Office (SCRO) is considering approval of a request for development within an existing easement in response to the following application:

APPLICANT:  Henrik Wessel and Hans Axelsson

PROJECT NAME:  ADL 234196, Driveway

LEGAL DESCRIPTION: Affected portions of Section 30, Township 26 North, Range 4 West, Seward Meridian.

GEOGRAPHIC LOCATION: Talkeetna, Alaska.

REQUESTED ACTIVITY:

Applicant proposes to install a driveway within a segment of previously issued but undeveloped DMLW public access easement serialized as ADL 33042 where it runs across the northern boundary of Lot 12, Block 3, Christiansen Lake Subdivision Addition # 1, Phase III, Talkeetna Recording District Plat 2001-10 and the southern boundary of Lot 9, Wessel Heights Estates, Talkeetna Recording District Plat 2020-12. If approved, the driveway will provide constructed access to Lot 9, Wessel Heights Estate from a platted access road in Christiansen Lake Subdivision known as E. Petwood Circle. See Attachment A.

The overall driveway area will be approximately 500 feet long and of variable width no more than 80 feet wide for a maximum area of 0.91 acres overall.

REQUESTED TERM: Indefinite

DEADLINE FOR COMMENTS: 5:00 pm September 25, 2023.

Members of the public and interested agencies are invited to comment on this activity. The purpose of this notice is to gather input before a decision is made. To ensure consideration, comments must be submitted in writing and received by the Division of Mining, Land and Water at the Southcentral Regional Land Office, 550 West 7th Avenue, Suite 900C, Anchorage, AK 99501 on or before the date noted above.
